Located at 3883 Ingraham Street in the Crown Point neighborhood, AVA Pacific Beach is a modern rental home community comprised of studio, 1- and 2-bedroom units. AvalonBay, the owner and operator of the community, is proposing to build additional rental homes at this location on underutilized land to help the San Diego area meet its housing needs.
Recognizing Challenges, and Providing Solutions
San Diego is in a housing crisis: the demand for housing exceeds supply, and land for building new housing is scarce. The State of California and the City of San Diego are prioritizing the creation of new housing placed close to jobs, transit, and alternative mobility options.
Consistent with this priority, AvalonBay recognizes AVA Pacific Beach as an ideal location and is committed to doing its part by building more homes on its underutilized land with sustainable building and tailored to the community.
The proposal is designed to achieve the following:
- Build a mix of housing that can accommodate a range of needs and affordability
- Match the scale and height of the existing buildings, all consistent with the height limitations in the area
- Repurpose underutilized land on the property
- Add appropriate levels of parking to meet current and future resident demand that will be hidden from view
- Support sustainable development initiatives in alignment with the city's Climate Action Plan, PB Pathways Phase 2 and the Eco District Checklist
- Activate the green space along Jewell Street as a linear park accessible to the entire community
- Ensure the new homes improve the community character by eliminating surface parking facing the community and adding street facing, well designed rental homes
